A request for the approval of a Unified Commercial Sign, as provided for in Chapter 17.92.050 E – Signs allowed on private property of the Zoning Ordinance of the City of Benbrook, for the Cube Smart Plaza, which includes the parcel addresses 8502 and 8510 Benbrook Boulevard.  These properties are generally located to the west of the intersection of I.H. 20 and Benbrook Boulevard and are zoned “HC” Highway Corridor District. – [PUBLIC HEARING]

A request for approval of a Meritorious Exception, as provided for in Chapter 17.40.32.A – “B” One Family District Regulations, Architectural requirements of the Zoning Ordinance of the City of Benbrook, to authorize a roof pitch of less than 7:12 for a proposed addition to a single-family dwelling at 8017 Northbrook Drive legally described as Lot 13, Block 7, Westvale Addition. – [PUBLIC HEARING]

An ordinance amending Title 17 – Zoning of the Benbrook Municipal Code (1985), as amended, for the purposes of updating, clarifying, and simplifying the list of permitted, conditional, and prohibited uses for the various zoning districts, by amending Chapters 17.20 Districts, District Boundaries and District Uses; 17.24 “CF” Community Facilities District; 17.28 “SD” Suburban District; 17.32 “RE” Residential Estate District; 17.36 “A” One-Family District; 17.40 “B” One-Family District; 17.44 “BR” One-Family Reduced District; 17.48 “CR” Multiple-Family Restricted District; 17.52 “C” Multiple-Family District; 17.54 “D” Multiple-Family District; 17.56 “E” Commercial District; 17.60 “F” Commercial District; 17.64 “G” Commerce District;  17.66 “HC” Highway Corridor District; 17.68 “H” Industrial District;  17.72 “MH” Manufactured Home District; 17.74 “MU” Mixed Use District; and 17.84 Supplementary District Regulations. – [PUBLIC HEARING]

An ordinance amending Title 17 – Zoning of the Benbrook Municipal Code (1985), as amended, revising the home occupation standards of the City of Benbrook, by amending Chapters 17.08 Definitions; 17.20 Districts, District Boundaries and District Uses; 17.28 “SD” Suburban District; 17.32 “RE” Residential Estate District; 17.36 “A” One-Family District; 17.40 “B” One-Family District; 17.44 “BR” One-Family Reduced District; 17.48 “CR” Multiple-Family Restricted District; 17.52 “C” Multiple-Family District; 17.54 “D” Multiple-Family District; 17.72 “MH” Manufactured Home District; 17.74 “MU” Mixed Use District; and 17.84 Supplementary District Regulation; and amending Title 1 – General Provisions, Chapter 1.12 – Fees for City Services of the Benbrook Municipal Code (1985), as amended, establishing a home occupation fee schedule. – [PUBLIC HEARING] 
 

C. SUBDIVISION

A request to approve a preliminary plat of approximately 44 acres out of the T. & N. O. RR. CO. Survey Abstract 1565.  This preliminary plat includes the future phases of the Whitestone Heights residential development, comprising of 32 acres for Phase 2 with a proposed gross density of 2.6 dwelling units per acre and 3 tracts totaling approximately 12 acres for possible future residential phases.  This area is zoned “BR-PD” One-Family Reduced Planned Development District and “CF” Community Facilities District and is generally located northeast of the intersection of Hawkins Home Boulevard and Benbrook Boulevard (US Highway 377). – [PUBLIC HEARING]
