III.A. Block 1, Benbrook Industrial Park The following request is for 19.281 acres out of the BJ Foster Survey, Abstract Number 520. The property is zoned “H” Industrial District and generally located northeast of the intersection of Winscott Rd and Winbrook Dr (501 Winscott Rd). 1. P-24-02 [PUBLIC HEARING] Consider approving a preliminary plat creating 7 industrial zoned lots.
III.B. Rowan Ranch The following requests are for 79.854 acres out of the Thomas G. Zachary Survey, Abstract Number 1759. The property is currently zoned “C-PD” Multiple-Family Planned Development District and generally located on the east side of I.H. 820 between Veterans Pkwy and Chapin Rd (4501 W Loop 820 S). 1. Z-24-01 / CP-24-02 [PUBLIC HEARING] Consider rezoning the property from “C-PD” Multiple-Family Planned Development District to a “PD” Planned Development District establishing development standards and zoning boundaries for a single-family development (approximately 155 lots) and a multiple-family development (approximately 214 dwelling units). The applicant is also proposing to amend the Benbrook Comprehensive Plan’s future land use map to support the rezoning request by adjusting the location of areas designated for Low-Density Residential (LDR) and High-Density Residential (HDR) developments. 2. P-24-01 [PUBLIC HEARING] Consider approving a preliminary plat providing for: 1) Approximately 214 dwelling units within a multiple-family development; and 2) Approximately 115 lots within a single-family residential development.
